Step 1: Explore selected Dubai listings

After visiting DXBTOK, buyers can create an account and browse selected ready and off-plan property listings.

The marketplace is designed to be more focused than a traditional listing portal. DXBTOK does not aim to show every available unit in the market. The aim is to present opportunities that are worth serious review, based on location, developer background, property type, pricing, rental outlook, and long-term market relevance.

At this stage, users can explore the platform and review available listings. Full reservation access only becomes available after the required verification steps are completed.

Step 2: Create an account and browse the marketplace

Once a buyer signs up, they can enter the marketplace and start reviewing available properties.

A user can browse the platform before completing full verification. This allows buyers to understand the available options, compare listings, and get familiar with the process before making a decision.

However, browsing and reserving are not the same.

If a user wants to reserve a property, DXBTOK requires email verification and KYC completion first. This protects the process and helps ensure that reservation activity is handled seriously.

Step 3: Verification before reservation

Before a buyer can reserve a property, they must complete the required verification steps.

This includes:

  • Email verification

  • KYC submission

  • Internal review before reservation access

If a user tries to reserve before completing these steps, DXBTOK shows a verification popup explaining what must be completed before moving forward.

This step is important because property reservation is not casual browsing. It starts a real purchase process and must be handled with the right identity checks, records, and buyer confirmation.

Verification helps keep the platform more serious, more structured, and safer for all sides involved.

Step 4: Reserve a ready or off-plan property

Once verified, the buyer can reserve a selected property from the marketplace.

DXBTOK currently supports ready and off-plan property opportunities. Each listing includes key information such as property type, location, developer or project background, price guidance, payment plan information where available, and other relevant buyer details.

When the buyer chooses to move forward, the reservation flow begins.

At this point, the buyer is shown a reservation and agreement popup before payment selection.

Step 5: Review and accept the agreement

Before confirming the reservation, the buyer reviews the purchase summary and agreement information.

The buyer must tick the confirmation checkbox and confirm the reservation. This creates a clear acceptance record linked to the selected property and purchase path.

This step is designed to avoid confusion. The buyer sees the agreement before moving forward, and the platform records the confirmation process in a structured way.

The purpose is to make the reservation process more transparent, not rushed.

Step 6: Choose payment method

After agreement confirmation, the buyer selects the preferred payment method.

DXBTOK supports:

  • Bank transfer

  • Stripe / card payment

Bank transfer is often the preferred route because it may reduce payment processing costs compared with card payments. Stripe/card payment may be more convenient for some buyers, but processing fees can be higher.

The buyer can choose the option that fits their situation.

Step 7: Upload payment proof within the reservation window

For bank transfer payments, the buyer is guided to the bank transfer page, where payment instructions and proof upload are available.

The buyer has a reservation window of 7 days.

During this time, the buyer can upload proof of payment and continue the reservation process. If no valid payment proof or payment progress is completed within the reservation period, the reservation can expire and the property may return to the marketplace.

This helps keep listings available only when a buyer is actively moving forward.

Step 8: Track progress in the buyer dashboard

Once the reservation is active, the buyer can track the process inside the dashboard.

The dashboard shows the main stages of the purchase journey:

  • Reserved

  • Payment funded

  • Documents / certificate stage

  • Completed

This gives the buyer a clearer overview of where the process stands and what still needs to happen.

Instead of relying only on scattered messages or unclear updates, the buyer has a central place to follow the transaction status.

Step 9: DXBTOK coordinates the next steps

DXBTOK supports buyers through the process by coordinating with its associate partner network, including licensed brokers, developer-side contacts, and relevant operational partners where applicable.

This support layer can include:

  • Property sourcing and filtering

  • Initial property review

  • Coordination with licensed partner brokers

  • Developer or project-side communication

  • Reservation support

  • Title deed or ownership documents where applicable
