You should read this Risk Disclosure carefully before proceeding with any reservation, payment, onboarding step, or property-related transaction through DXBTOK.
1. General Warning
Property-related transactions involve risk. Values, timelines, availability, costs, and transaction outcomes may change or fail to proceed as expected.
By using DXBTOK, you acknowledge that:
property-related transactions are not risk-free
completion is not guaranteed
timing is not guaranteed
third-party actions may affect the transaction
market conditions may change
you may lose time, opportunity, fees paid, or other amounts depending on the transaction structure and circumstances
2. Platform Nature
DXBTOK operates as a platform for property access, onboarding, reservation support, transaction coordination, and related services.
DXBTOK is not acting as your personal:
financial adviser
investment adviser
tax adviser
legal adviser
Nothing on the platform should be treated as:
a personal recommendation
guaranteed financial outcome
guaranteed appreciation
guaranteed rental result
guaranteed completion date
guaranteed resale opportunity
You remain responsible for making your own decisions and for obtaining independent professional advice where needed.
3. Market Risk
Property values may rise, fall, stagnate, or become less liquid.
Market conditions may be affected by:
supply and demand
interest rates
buyer sentiment
government policy
taxation
currency changes
regional or global economic conditions
project-specific or location-specific developments
Any examples, projections, estimates, or market commentary shown on the platform are for general informational purposes only unless expressly stated otherwise in writing.
4. No Guarantee of Performance or Outcome
DXBTOK does not guarantee:
property value growth
rental income level
resale timing
buyer demand
financing approval
handover timing
registration timing
project completion
transaction completion on expected terms
A property may perform worse than expected, take longer than expected, or fail to deliver the commercial result you hoped for.
5. Reservation Risk
A reservation may be temporary only and may depend on:
payment within the stated deadline
cleared funds
successful KYC and compliance review
document completion
third-party confirmation
continued availability of the property
A reservation does not by itself guarantee that a final purchase or transfer will occur.
If required steps are not completed in time, a reservation may expire, be cancelled, or the property may be released.
6. Fee Risk
DXBTOK fees, reservation-related fees, service fees, or other charges may be payable before a transaction is fully completed.
Depending on the applicable transaction terms:
certain fees may be non-refundable once work has started
costs may already have been incurred by DXBTOK or third parties
part or all of a paid amount may be retained where permitted by law and disclosed in the applicable transaction documents
You should carefully review any reservation summary, purchase summary, fee disclosure, or transaction-specific terms before proceeding.
7. Title Deed Ready Risk
Title Deed Ready transactions may still involve risk, including:
seller delay
broker delay
title transfer issues
registration issues
document issues
banking delays
authority processing delays
legal or practical obstacles to completion
Even when a property is ready, completion may take longer than expected or fail to proceed due to issues outside DXBTOK’s direct control.
8. Title Deed Off-Plan Risk
Title Deed Off-Plan transactions involve additional risks, including:
construction delay
project variation
handover delay
developer process changes
escrow or registration issues
regulatory changes
contractor or supply issues
project suspension
project underperformance
market changes before handover
Future timelines, handover expectations, payment schedules, and project outcomes depend heavily on third parties and may change.
9. Third-Party Risk

brokers
legal professionals
banks
payment providers
compliance providers
administrative partners
authorities and registries
DXBTOK does not control all third-party actions, processing times, decisions, errors, solvency, or conduct. Delays, failures, refusals, document issues, or operational problems by third parties may affect your transaction.
10. Compliance and Source-of-Funds Risk
Your access to services or transactions may be delayed, restricted, or cancelled if:
KYC requirements are not completed

source-of-funds evidence is insufficient

required documents are missing, inconsistent, or rejected
Compliance outcomes are not guaranteed, and a transaction may not proceed if required checks cannot be completed satisfactorily.

bank charges

Funds sent through banking channels may take longer than expected to arrive, may be reduced by charges, or may be delayed for compliance review.
